Services
Bluewater Management Services provides the following:
- Accounting, administration support and contractual compliance under
the supervision of at least one Florida Licensed Community Association
Manager.
- Performs such services as defined in the Management Contract adhering
to the Board's decisions regarding the annual operating budget.
- Responsible for the implementation of all financial matters as directed
by the Board.
- Prepare annual budgets and update reserve calculations.
- Provide financial reports, evaluate and report budgetary variances
to the Board each month.
- Collect dues on behalf of the Association. Monitor delinquent accounts.
Forward information to the designated attorney for the filing of liens
against delinquent properties.
- Review and approve payments for services rendered, as dictated by
the budget.
- Provide oversight of the maintenance for all Association common property,
including grounds, building exteriors, pools and parking lots.
- Conduct a weekly inspection of all common areas including buildings,
parking areas and pool. Determine a course of action for maintaining
the Association property to the standard established by the Board.
- Schedule required meetings, post legal notice, prepare and distribute
appropriate information as provided by Association Covenants or Florida
Statutes. This includes board meetings and annual member meeting.
- Publish a quarterly newsletter to be distributed to all property owners.
- Provide oversight of capital improvement projects, special projects
and insurance-related repairs.
